Pamporovo – It’s not Just a Resort It’s a Legend

The famed resort of Pamporovo lies in the heart of the mystical Rhodope Mountain, a place of breathtaking beauty which has become the source of many legends going back into the millennia. According to Greek mythology, this mountain was the home of the mythical singer Orpheus. It was the beauty of this place that inspired the poet to crate his art.

Located in southern Bulgaria and bordering Greece, this mountain doesn’t have many high and rugged peaks – it is not of an alpine origin like Pirin or Rila Mountain. The Rhodope has a softer look – its rolling hills create an impression of a never-ending sea of greenery. Today more and more tourists are discovering this mountain and come forever under its spell.

Pamporovo is the sunniest winter resort in Bulgaria and the softer Mediterranean climate makes this place excellent not only for the lovers of winter sports but also for people who prefer a less active winter vacation. Situated at an altitude of 1,650m, Pamporovo is one of the best European resorts, catering to beginner skiers. There are numerous ski slopes that can be used by ski enthusiasts who haven’t mastered their skills yet. In addition, the resort offers an excellent ski school with group and individual lessons, taught by instructors, many of whom have international reputation.

Here, it is not uncommon to get a lesson from a former ski champion. Many say that Pamporovo is the best place to send their kids to learn how to ski. Besides the “nursery runs” the resort offers plenty of slopes for daredevils who have the opportunity to challenge “The Wall” – one of the most formidable ski runs in the resort.

Pamporovo has many lifts that create a very nice infrastructure between different ski slopes and tracks.

The mountain peak “Snazhanka” (Snow White) is accessible by lifts and on a good visibility day the panoramic view from its TV tower is incredible. Besides winter sports, the resort has plenty of other attractions and activities to offer. It has many restaurants with good food and exotic atmosphere, exciting nightlife, great entertainment and shopping.

In the summertime, Pamporovo is as attractive – the mountain comes to life and opens its doors to visitors to explore great hiking trails, mysterious caves, interesting rock formations, passages, lakes, villages, hidden away from civilization, and many other exciting places.

Pamporovo is heaven for kids. They can’t wait to get on the slopes. The resort has many runs that are long enough to keep skiers excited but at the same time are smoother and safer. The many lifts in the resort offer breathtaking views and provide a good infrastructure between different ski areas.

Twitter: It Isn’t Just For Business Anymore

I never ever like to say I am a Horatio Alger story, mainly because I am not. I am part-way there, but still a very long way to go. Maybe I’m a middle-class Horatio.

In 1997, after twenty years on corporate America, I was put on the sidelines for several diseases, all of which were misdiagnosed. I was unable to collect social security disability because I religiously went to the doctor, took my meds, listened to his or her diatribe of how much better I was getting, and went home feeling worse than I did when I arrived.

I finally started researching as things were pretty rough. My mom had just died and we were very close. I had come home to Mississippi from L.A to care for her but lost my meager job selling ads for a local CBS TV affiliate. I had made a good amount of money working in Washington, D.C. Where I was even named “Entrepreneur Of The Year” but blew most of it taking classes in Los Angeles on how to be a screenwriter. I wrote several full-length screenplays but they now belong to be underbelly of the San Andreas fault. North ridge took them, and every other piece of lifetime memorabilia I every owned.

At least I still had my trusted friend who saved my life, a golden retriever name Otis and a Mercedes 280S which got me around. I was forced to give Rusty away because I couldn’t buy another home, and had to go to an unfriendly pet apartment.

I had been gone from Hattiesburg, Ms for about 18 years, and didn’t know what to expect when I returned. But it was no surprise. Anything or anybody that was misunderstood was also hated as fear does often cause hatred, even in the most educated among us,  and or uncared for. Jimmy Buffett had it right on the spot when he gave his critique of Hattiesburg (he was a student at USM right before I was). He talked of many towns in his book, “A Pirate Looks At 50”. The only town he bashes is…you guessed it…Hattiesburg in which he calls it “The city that care forgot”.

I couldn’t have explained it better. Because of the archaic medical system there I was still being treated for depression; something I did not have. I had something called TRD (treatment resistant depression) which is a bit of a misnomer, in that it only mimics depression. It is actually a nonfunctional vagus nerve, the longest nerve in the body that ends at the brain’s mood center. In September 2004 it was approved by the FDA for TRD. Ironically, tIt had already been approved ten years earlier for TRE (treatment resistant epilepsy). It was still not easy to get, as most psychiatrists were not for it. After all, they had large suburban homes and German car notes.

They had to keep patients. With a very strong aggressive case worker at Cyberonics.com, I was able to switch doctors, find an excellent ENT surgeon and the operation was performed January 25, 2005.  A small ceramic implant was placed right under the skin which sends a magnetic ray to the mood center, keeping all moodiness at bay. It is nothing short of a miracle. I was about the 1000th in the U.S to receive it, and I believe number three in Arkansas too. Had I been back I Ms, I would still be a trash can for Prozac which did absolutely nothing.

The year was now 1997. I was still in Hattiesburg, but at least I had read in New Yorker Magazine that there was a chance that this VNS implant would be approved. Meantime I had the motivation to work on my cartoon project. I did it with a team. I had no idea within eight years, it would become the biggest independent cartoon on the Internet and Google’s number ranked offbeat cartoons, gifts, and collectibles. I realize that at age 55 this may not mean much to anyone else, but it mean the world to me. I was suddenly interested in myself, hence interested in other people. I very much enjoyed watching them (especially those close to me) succeed, and many did. I had a bad habit of editing and correcting, still do, but I know it is those tiny details that makes or breaks someone in the world of arts and letters.

I come from harsh family background who seemed to do everything right. My great etc. grandfather was Luis Gomez, who came from Spain and quietly bought 6000 acres, built a mansion, let the American Indians keep their home on his land, and was instrumental in bringing people of all religious backgrounds, races etc. Anything Peter Stuyvesant didn’t like, Luis Gomez went out to of his way to get it done in a democratic fashion. Stuyvesant finally threw in the towel. Aside from Irish and Lutherans, Jews were the other “devils” as were many others. Stuyvesant bowed out quietly as quickly as possible with his tail between his legs. In this Gomez family tree also contained U.S. Supreme Court Benjamin Cardozo (who wrote most of the “final say so” books on Constitutional Law which are still used in most major law school today). The New York School Of Law is named after him. Another notable in my maternal family was poetess Emma Lazarus, one of the first womens activist (not the kind you see today) but the kind who truly was interested in equal rights, nothing more, nothing less Her poetry led her into all kinds of door as it was truly classic. The last verse of one of her poems “The New Colossus” appears on the base of the Statue Of Liberty, “Give Us Your Tired, your poor, your huddled masses, yearning to…..”

Needless to say, these were just a few accomplished ancestors and I didn’t feel I stood a chance.By age 40 I was just developing congestive heart failure and by age 44 had a full blown heart attack. This happened in spite of being an everyday runner who ran two marathons, loved the martial arts and taught Ishinru style for years. I even started a program at the Boys And Girls Club where we taught the kids who were otherwise destined for gangs the “true art of being able to say no and mean it”, as well as act, write plays and produce them. They went on to tournaments in Orlando at Disney world and many are now in college. This may have easily been my biggest feat; not just cause I didn’t it but because I did it under the most dire conditions. It took me 5 months to find 4 businesses who would put up -100 each. At first I didn’t understand. I had been away too long but then remembered I was back in Ms and though segregation was outlawed, there was and s certain ways to do it economically, and no way to really catch it. So I was hate even more for doing something positive for the community.

I knew I was on a roll, the moment they started liking me, I’d have to move immediately and receive therapy as I would know something was very wrong.  On March 19.1007, I launched Londons Times Cartoons. It went through two different names before that, “Londons Fawg” and “Londons Bridge”. Nobody seemed to like them so I chose Londons Times. I slept on the dirt floor in a sleeping bag in this dirty tin warehouse with my loyal dog ‘Thor” for over a year. We had no oven, no bathtub (I bathed in the sink) and no running hot water. I survived and produced over 1000 cartoons that year with my team from around the world.

Within a few more years I our cartoon inventory shot up to 4500. We were asked to be in the Hollywood Celebrity Black Book, asked nearly daily for signed cartoons and a manufacturer in Rhode Island was ready to strike a deal. I was now in Hot Springs Audience and I could concentrate without all the petty hate noise. Within a year I had seven more stores.

One of the store didn’t even sell cartoon products but a shoe style I created called ShoesThatAmuse.com. On the top panel it features a philosopher, poet etc from the past and one of his or her most famous love quotes on both side quarter panels.

There are the occasional days I don’t sell a thing and other days I sell from 10-20 items. I still haven’t figured that one out but I have figured out it has nothing to do with the holidays. People by my products when they feel like ordering.

So if dreams really do come true, I may have found it. It is sitting in the same home-office with my fiancée’ Lee Hiller who was leaving Ebay for a myriad of reasons (mostly not making a profit anymore) and had for many years been a power seller  She has been amazing and made around 7400 products as of this writing. She is an excellent self-taught designer who has won fourteen Zazzle Awards in just three months of work and completed over 7000 gift items designed digitally. Her store is only 3 months old. I can’t wait to see what happens in a year.

We use Twitter and facebook as the place to get out our messages. One funny note. U.S. Keds and Zazzle are business associates so I am allowed to design Keds as well. In February of 2009, I created some Ernest Hemingway love quote shoes. That night I decided to Twitter for the first time and one of the first people I met was Mariel Hemingway. At first I felt it might be a joke but the more we e-chatted the most I knew it was her. By the time we talked on the phone, the voice was so very familiar there is no way it could not be her We talked a long while and though we have had relatively happy lives, we still got a lot of the outcome with a high ratio of drug takers, drinkers, people who committed suicide, and more.

We became close friends and business associates. She is by far one of the nicest most pleasant persons one could befriend on or off Twitter and that goes for her super boyfriend Bobby Williams whom Lee and I love dearly (well, we love both of them). I don’t say it often but with my heart disease, and later in early 2010 a rare sleep apnea operation, Mariel took the time and no cost to

tell me what I was doing right and wrong. She was right. Within days I was well. They plan to come to our wedding which we plan to be high up on a hill. We give this caveat on the invitation. A lot my not make it to the wedding but surely can make it to the reception which will probably be a the Arlington  On an offnote Kathy (Ireland) was the one who asked Lee to marry me. I guess she got sick of me talking about it but I also get the sense she knew I meant it and that I was/am a bit shy. Kathy is not, obviously. Kathy like Mariel are very much alike in their zest and energy for life; yet they are different in so many ways. To me they could easily be sisters. Many don’t believe it, but that is okay as both Lee and I have copies of the tweets, and we both couldn’t quit laughing when they arrived. Though Kathy is a very serious businesswoman, several of her ambassadors and her CEO Jason Winters told me she can also be just as much fun and full of harmless mischief and the kind you would want to hang out with as  a friend. We don’t get to talk much due to our busy schedules but when we do talk, I rarely want to get off the phone.  Both Lee and I are impressed with Kathy and we enjoy her lifestyle, her amazing ability to be creative and make a good income, her love of family and God, and her love of humanity. She gets the facts before she talks publicly. for instance, she was bombarded with the Palestinian propaganda machine in her younger days. She smile her friendly smile. She is now one of Israel’s biggest supporters and their huge national hospital Sheeba, that happens to treat Lebanese for free, is expanding rapidly due to the work she is doing in the region.

So when I complain about how goofy Twitter is (or can be), all I need remember that I found my fiancée;’ Lee, whom I love dearly. I also found my new best friend from day one on Twitter; and she can be as goofy and even more fun than me (Mariel) and Lee and I love talking to her; if ever there was/is a true friend, she is the one, and finally I because adopted by the best sister anyone should be able to enjoy, Kathy Ireland. She never has led me astray and is not afraid to speak her mind, happy or angry, but either way I learn from it.

I have met so many others on both facebook at Twitter and plan a sequel to this story after the wedding so please stay tuned.

London later founded numerous stores such as The Rick London Collection which carries the most popular of his funny merchandise..  He also launched Rick London Organics which is the only offbeat cartoon shop that has dedicated its entire inventory to 100% organic cotton tees.

London also founded Londons Times Superstore which features over 80,000 original funny giftsand the only place to order his farm fresh (from 5 different countries) whole bean gourmet coffee gift baskets. Also included is an oversize cartoon mug with matching coasters. (and of course the gratuitous biscotti. The mega store also offers mugs, greeting cards, trivets, coasters, tees, caps, etc.

Rick London Wear is one of our smaller stores but features items that are not sold in other stores such as cartoon celebrity and as well as other very fun gift and collectibles. Please drop by and have a look. We also have rare parody toons of rock stars and celebrities at Rick LondonWear.

London is also well known for his 2008 launch of Shoes That Amuse. These are the only shoes that feature a famous philosopher, writer, poet, etc and each side panels one of their mosr famous love quotations. Each pair is colored to perfection. These are probably the most fun and talked about shoes on the market today.

Rick London who, in 1997 launched and has run Londons Times Cartoons, Google’s #1 ranked offbeat cartoons since 2005 has now launched numerous funny gift shops and even a shoe line with famous love quotations.

He’s created Bieber mania much to the extent that boy bands did in the ’90s, and it’s obvious that even with some vocal changes the young Canadian star isn’t going anywhere soon. At just 16 years old, Justin Bieber has got the sweet natured looks, top vocal capacity, a good-boy thug style and a strong label that has helped spread his R&B tunes like wildfire on the charts and live stadium performances.

The Bieber crowds have gone so crazy, in fact, that a recent Australia performance scheduled for late April was cancelled after fans became violent with the young star. Local reports revealed that the pop singer sustained only minor injuries after fans pushed and shoved hours before he was set to perform on the Sydney Harbor. The free show welcomed over 4,000 fans, many of whom camped out the night before to catch just three songs that Bieber was scheduled to perform.

With a debut album and a swagger that will only get better with time, he is certainly appealing to the teenage masses.  <a rel=”nofollow” onclick=”javascript:_gaq.push(['_trackPageview', '/outgoing/article_exit_link']);” href=”http://www.stubhub.com/justin-bieber-tickets/”>Justin Bieber tickets</a> will continue to be available on http://www.stubhub.com. His tickets are sure to sell well as his summer tour kicks off at the end of June, so don’t wait to purchase them!

Bieber’s first solo tour, dubbed My World, will support the teen’s debut album on Island/Def Jam Records. Jumping full swing into superstardom, the young star was previously a YouTube star who has had little training in his few years and yet managed to get the attention of R&B/ pop stars from all over – as Usher picked up the Canadian, along with L.A. Reid, for a record deal when he was 15.

The single “One Time” was released a year ago and was quickly promoted with a music video starring Usher. The international platinum release helped spawn his debut EP My World, a set that included just seven songs but sold a million copies and counting. My World went on to top the record charts, and as a 16th birthday present Bieber splurged on a Range Rover for himself.

Gearing up for his first summer tour – after all, he’s only been in the record making business for a few months – Bieber is pulling out some “magic tricks,” he said in a late April issue of Rolling Stone. “All of a sudden, I’ll just appear out of the blue. And I want booms and stuff. I love explosions,” he continues.

Influenced by old school R&B acts like Boyz II Men and taught by the drum sets at church, Bieber claimed he was “kind of a bedroom singer. I didn’t sing in public until I was 12.” But eventually he moved out of his comfort zone, learning to play some classic rock and sing on the street for cash. The big spender even took his mother on vacation to Disneyland after cashing in at 200 bucks a day.

Bieber’s 10-disc “sophomore release,” or rather an extension of the seven-disc EP of the same name, appeared just four months after sheer Bieber phenomenon stuck. The top seller features 10 tracks that were all new to Bieber fans, like the latest Sean Kingston single “Eenie Meenie.” Even with the quick EP release, singles from the official debut like “One Less Lonely Girl” and “One Time” are still radio staples, and extend Bieber’s numbers along with My World 2.0 mixes “Baby” and “Somebody to Love.”

The Widespread Appeal of the Opera Singer

It has always been the case that the vocal power and presence of the opera singer almost invariably surpassed that of the more mainstream entertainer. Everybody has heard of Pavarotti, and few would compare the rock or pop artist favourably with the late, great tenor when it comes to pure singing ability. One or two, such as the excellent Freddie Mercury, made a tentative attempt to bridge the two, but few others would even dare to try.

Nature-tripping at Hamilton Pool Preserve Just Outside of Austin

The Hamilton Pool Preserve just outside of Austin is a favorite destination of nature lovers looking for lush flora, varied fauna, and natural landscape in one place. With a canyon and a collapsed grotto both water-eroded to be formed, this nature’s wonder is a sight to behold and enjoy. The peace and quiet, the cool atmosphere, the away-from-the-city-buzz laid-back ambiance, all these contribute to the attraction that drives locals and tourists to the Hamilton Pool Preserve year in year out.

The Hamilton Pool Preserve, transformed over the years by both natural and man-made interventions and land management restorations, has recently made a comeback as a tourist attraction with its cliffs, canyon, rolling hills, and upland meadows. All of the preserve’s 232 acres of natural habitat is a collation of various features including a 50-foot waterfall pouring onto a jade-green pool, limestone walls surrounding the pool, stalagmite-like formations serving as a natural ceiling, fern- and moss-covered cliffs, and a sprinkling of exotic flora here and there.

Hamilton Pool Preserve amenities may be a bit Spartan for the average tourist but that’s what you can expect from a nature trip. Swimming, hiking, backpacking, picnics – alone, with a friend, with the family – all these you can enjoy. On a clear sunny day, the trails are available to explore, although the preserve is sometimes closed after a heavy downpour.

Online, you can take a virtual tour of the Hamilton Pool Preserve to sample the excitement. As you finally decide to go there, you take the route along Highway 71 and 30 miles to the southwest of Austin is the Hamilton Pool Preserve. At Bee Cave, you then take the Hamilton Pool Road for a 13-mile ride to the Hamilton Pool Preserve entrance.

The preserve is open daily from 9 o’clock in the morning up to 6 o’clock in the evening, barring inclement weather. Reasonable entrance fees are charged ( for vehicles, for hikers and cyclists) and special permits and passes are available for regulars (so you get annual permits at lower rates) and senior citizens. The seniors and veterans can avail of the Lone Star Senior Pass and the Lone Star Veteran Pass. Overnight camping and trailer parking passes, both regular or annual permits, are also available.

Once there, go on and swim, picnic on the grounds, hike and backpack, go biking, nature-trekking, on your own or with the preserve’s tour guides that may be arranged by appointment.

Some notes for visitors: bring potable water; call ahead if you want a guided tour; parking is available only for up to 75 vehicles; footgear made for hiking is recommended; pets are not allowed; firearms and fireworks are not allowed, too; and take note of the weather as the park is closed after a heavy rain. Swimming in the preserve’s pool is sometimes suspended when water conditions (as in bacteria levels of the water) do not permit.

So if it’s nature trekking you are after, it’s definitely the Hamilton Pool Preserve just outside of Austin you’d be meaning to go to.

You just look awful!

You just look awful!

Me in my YELLOW OUTFIT in Texas Stadium-U.S.A.

My friend Julie and I traveled from Fayetteville, Arkansas to Dallas, Texas (U.S.A.) one weekend to see our dear friend R.J. (a running back), and the University of Arkansas Razorbacks play Southern Methodist University in football (American football that is).  Both Julie and I were very fashion forward and got all dolled up for the game.  Julie wore a stunning, haute fitted black skirt and white boyfriend blouse cinched at the waist with a wide black belt, black pumps, sterling silver accessories, and hot pink-high sheen-lip gloss.  She looked fabulous.  I had just bought a cutting edge matching skirt and top.  The ensemble was bright mustard yellow, and had wide fitted cuffs at the wrists, hips, and long hemline.  Some black opaque tights, black ankle boots, black bag, multiple bands of clinking gold bracelets, huge gold hoop earrings, Urban eyeliner, Shaper in the hair, Wayfarers on baby, and voilá-ready to rock and roll.  Julie and I both felt full of pizzazz and elegance as we parked in the sprawling lot at Texas Stadium (where the Dallas Cowboys played at the time).  Grabbing our bags and tickets, we began walking toward the mammoth arena feeling unstoppable.  About 20 yards from the entrance to the stadium, while surrounded by dense crowds of eager football fans, my chic companion and I, and everyone within a two-mile radius who was not hearing impaired, were jolted by the following diatribe:  “Hey, you in the yellow!  Hey, I’m talking to you in the yellow outfit!”  Thoroughly confounded, everyone started looking around to see who was yelling at the top of his lungs.

‘Wait a minute…my outfit is REALLY yellow…is he yelling at me?’

The entire crowd glanced up and saw the source of the commotion.  It was coming from a guy, whom I had never laid eyes on before in my life-at least that I remembered.  He was already inside the stadium and was hanging off the second level walkway looking directly downward at me.  “Yeah, you in the yellow, you just look awful!  That outfit is horrible!  You look terrible!  You need to go home, you look so bad!”

Julie was the most fiercely loyal friend you could ever have.  She had these great big gorgeous blue eyes, long curly blonde hair, was five feet inches tall, and barely 100 pounds of pure whoop ass.  I once saw a 250 pound bouncer remove her from a club because she was trying to break a beer bottle over a brass banister.  As any savvy co-ed would, she was trying to fashion the empty glass container into a weapon to wield in a barroom brawl, which was brewing over some sort of misunderstanding involving dance partners, I believe.  Julie is now a Stay Home Mother with two adorable children, a loving Husband, and a precious dog.  Who would have guessed?

Upon hearing the very public excoriation of her friend, Julie instinctively threw down her purse on the steaming black asphalt (so that she could have both of her tiny hands free for whatever fisticuffs might have been imminent-obviously).  She began screaming at my mysterious fashion critic “Why don’t you come down here and say that ya DICK?!  You’re pretty tough all the way up there!  Come on and bring it on down here asshole!”

‘What is going on?  I’m so confused.  Am I stoned?  Because I feel stoned.’

Just in case anyone had any ambiguity left about his true feelings concerning my choice of attire, Mr. Blackwell let loose one final salvo “YOU JUST LOOK LIKE SHIT IN THAT YELLOW DRESS!!”  This was the point where he lost all credibility-any true fashionista/o would have instantly recognized my outfit as a skirt and top, not a dress.

“Ill-mannered poseur!”  ‘That’ll show him.’

By this time, I was deeply mortified.  It was obvious to everyone around that this guy was screaming at me.  Seeing how yellow my outfit was, there was little doubt about whose clothing had offended him so.  Total strangers were coming up to me saying “Honey, I think you look nice,” or “What did you do to that guy?”  Then the coup de grâce, a guy I went to high school with, and hadn’t seen since, walked up and asked, in a very sincere, slightly panicked tone-as if I had an open artery gushing blood-”Are you Okay?!”

‘Fairly humiliated, but Okay.  Classes are going well.  You?’

Years later when I was working in Psychiatric Research, I told my colleagues this story over lunch one day and asked the Spanish Psychiatrist for whom I worked “Why do you think that guy might have done something like that?”  Thinking his clinical response would be something along the lines of ”Well, it ees quite likely that his Mother was wearing a bright, mustard yellow colored blouse the last day that she breast fed heem.”

The good Doctor who had devoted his entire adult professional life to the study of the human mind and behavior-with great acumen, I might add-replied “I dohn know!”

Demystifying Market Research In Just 6 Steps

Demystifying Market Research In Just 6 Steps

How to make rock solid property deals by listening to the market

There’s no such thing as a natural born property developer. Those of us who do it well have worked very hard to get where we are. But you can get here, too, if you’re prepared to roll up your sleeves and do your research. This article is your step-by-step guide to laying a foundation of knowledge upon which you can build a lucrative, independent career in real estate.

All you have to do is follow these steps and you’ll already be ahead of the curve.

Step 1: See the big picture

Before you start checking out deals, spend some time researching demand. Take a look around you — from your town to your country and in between — and ask yourself where the demand for housing is and where it’s coming from. (NB: For the time being, I’m only discussing residential property; the rules for commercial deals are very different.)

I’m going to show you some demand factors and use my own surroundings as a case study. Read on, then fill in the blanks for your own region.

+ Population increase: Australia has been witnessing a 1.4% growth rate. That means an ever-increasing demand for housing.

+ Immigration: Like most other Western countries, Australia has a low birth rate; its population increase is caused by immigration. The Housing Industry Association (HIA) estimates that, for every ten thousand immigrants, there’s a demand for three- to five thousand new houses. You do the math.

+ Migration: An increase in interstate migration drives localized population growth. Recently, Western Australia and Queensland have experienced rapid growth due to mining booms. These changes also cause demographic shifts to more lifestyle-oriented areas.

+ Age: An older population equals a higher demand for certain property types. Baby boomers increasingly require associated living arrangements, downsized homes and retirement accommodations.

+ Affordability: Due to affordability problems, Australia is currently seeing a greater demand for cheap housing.

+ Demographic Trends: This one’s more of a wild card, as it depends on the tastes and habits of the population. There’s the semi-rural drift known as “Tree Change” (see my first newsletter), there’s the proliferation of singles, divorcees and couples starting families later in life — and many other factors that create demand above and beyond population growth.

Step 2: Choose your market

Now that you’ve educated yourself on a macro level, it’s time to tighten up your scope and decide what kind of area you want to become an expert on. Here’s tip that will save you lots of time: Pick an area or market that you understand. Remember my friend the old cottage specialist? He chose that market because he belongs to his own target demographic. [DOUBLECHECK W/ DL. ALSO, DOES THIS FRIEND ALSO LIVE IN A COTTAGE?]

So work with a market that you already know, whether that means targeting a group with which you have things in common or choosing an area that you’ve lived in. That way, you’ll already speak the language. You’ll understand the spirit of the market, which will go a long way toward helping you understand its more complicated factors.

As you narrow your search, keep in mind the old saying about the three most important factors in real estate: Location, location, location! Of course, if it were that simple you wouldn’t be reading this. And your research will help you realize what constitutes a great location.

Step 3: Gather your resources

Get ready to hit the books! You’ll need to know your chosen area’s selling prices and rental prices for the last year, and a lot more. This research will allow to establish a fair value for your own deal, once you find one.

But where to find this information? Start with your newspaper’s weekend real estate pages. Mid-week, keep your eye on asking prices and note which properties sell fast.

Then you can move on to more technical sources. You can order ad hoc reports from RP DATA and the Australian Property Monitors (with RP DATA, you can also acces the same live stream that real estate agents use). Annual reports and industry articles will round out the picture.

By taking this step, you’re moving from “gut feeling” to “gut facts.”

Step 4: Do your homework

This is perhaps the heaviest step. You’ve narrowed down your focus, loaded up your toolbox, and now you’re going to roll up your sleeves and dig around till you know your area inside and out.

As you follow the web resources and papers, keep these three indicators in mind:

1. Median price: The price at which half the homes in the area are more expensive and half are cheaper

2. Rentals yield: Typically 3 – 5% per annum of the property’s value. Even if you’re not interested in renting out your future property, this figure is your canary-in-a-coal mine: when yields get too high or too low, you’ll know that capital values are getting out of whack.

3. Vacancy rates: A measure of the percentage of vacant, available rental properties. 4% is high, while anything below 2% is considered very low — a landlord’s market.

These are the three big considerations that will help you understand your market in greater detail. There are, of course, many others, depending on your target market. I’ll rattle off a handful of them:

+ Local economy: In general, go for maximum diversity. A one-company town is at the mercy of its one company. I prefer capital cities. Over the long term, money tends to gravitate that way.

+ Government controls: Look out for regulations that might hobble you, like restrictions against high-density or even medium-density housing.

+ Transport infrastructure: Does your area offer good public transportation?

+ Schools: If families are your target market, make sure there’s a diverse selection of public and private schools in your area

+ Medical services: Are there hospitals in your area? Near by? Miles away?

+ Cafe strip: For the trendy demographics.

Just two more steps to go!

Step 5: Get to know your contractors

Builders and contractors are a vital part of your team. So get out the phone book. Ask around. Make sure you find contractors who do good work at a reasonable price. Price and value will become a big issue once you bring these guys into the picture. (I’ll discuss builders more in this issue’s next article.)

Step 6: Take it to the bank

In this final step, you’ll take everything you’ve learned and shape it into a plan. By now, you know how much a property in your chosen area should cost. And you’ve talked to enough contractors to know the price of your ideal renovations. You even have a ballpark selling price. Now it’s time to take these figures, along with your financial records, to a good broker or bank representative. They’ll help you research your financing options based on your current status and the viability of your property goals. You can save yourself lots of time and heartache by making sure your goals are rooted in your economic realities before you go to the bank — and before you overextend yourself with unwise loans. But if you’ve done your research and stuck with the fundamentals, you should be able to proceed without ever worrying about collection agencies banging on your door.

Conclusion

Needless to say, market research doesn’t happen overnight. But with determination and patience, these six steps will prepare you to start bidding on properties — the right properties that will turn a profit for you!

Orlando – Not just for kids

Disney’s contribution to nightlife comes in the shape and form of Pleasure Island, located at Down Town Disney. Depending on the type of park ticket you have, you may or may not be included. Pleasure Island has a lot to offer to suit all tastes. It offers 8 different themed nightclubs, with 2 more on the way. There are dance clubs playing a variety of music from different eras. There are comedy clubs, jazz clubs and so much more.

There are numerous restaurants and shops that are open throughout the day when no admission ticket is required. A really good bonus is that generally speaking parking is free at Pleasure Island, (obviously there is a charge for valet parking which is also on offer.)

Another popular nighttimes attraction is Dinner Shows. There is a huge variety to choose from- here are just a few to give you an idea of what is on offer. Arabian nights- watch a spectacular story unfold with more than 60 amazing horses whilst you dine on a Prime Rib banquet. Dolly Parton’s Dixie Stampede (located adjacent to Premium Outlet Mall). This show really has it all- horses, comedy, singing and dancing, a four course meal, building to a hugely patriotic finale! Medieval Times based in a castle with knights jousting and playing games whilst you have a feast. Other themed dinner attractions include Murder Watch Mystery, Pirates Dinner Adventure and many many more.

Whichever one you choose you will be assured of good food and a great night’s entertainment.

City Walk, part of Universal Studios, is also a front-runner in the nighttime’s entertainment industry. The complex has similarities to Down Town Disney (West Side), however its layout is far more compact just like Disney’s Pleasure Island.

City Walk is located along a small lake and can only be accessed on foot. Anyone arriving by car must park at one of Universal’s two enormous parking garages (which are free of charge AFTER 6pm). From there it will take between 5-10 minutes to walk to City Walk. There are moving sidewalks available.

Once you have arrived at City Walk you will discover a wide variety of clubs to suit an enormous range of musical tastes e.g. Motown, Bob Marley, dance music, rock’n'roll, duelling pianos and Latin rhythms to name a few.

Venues include Jimmy Buffett’s Margaritaville, City Jazz. Pat O’Brian’s Irish Bar (based very closely on the original in New Orleans including the signature fire and water fountain), NASCAR Café, the Groove, and Bob Marley-A Tribute to Freedom (based very much on Marley’s home in Kingston, Jamaica which was converted into a museum after the reggae star’s death in 1981.)

There is no admission charge for City Walk, however certain clubs may require a cover charge. Guests have the opportunity to buy a Key to the Clubs for .95 plus tax and this will provide admission to all venues.

Whichever location you choose to visit, we are sure that some of the nightlife on offer in Orlando will help make your vacation a great one.

Captivating Coolangatta: More Than Just the Beaches

Holiday makers pour into Queensland’s Gold Coast primarily for the beaches. With 300 days of sunshine a year, the golden sands of the area make for an outstanding beach holiday experience. But what else is there to do in this part of Australia? Read on to find out.

Coolangatta is unique among the Gold Coast resorts in that it’s right on the border with New South Wales with its twin town of Tweed Heads on the other side. Most holiday makers come for the beaches which are the equal of Surfers Paradise. But Cooly, as it’s known to the locals, is a much more relaxed town with a host of attractions to offer.

For a glimpse into history and the wild beauty of the area, pay a visit to Point Danger on the north side of the Tweed estuary. The name was given by Captain James Cook owing to the shoals located about 5 miles off the coast. The spot offers magnificent views of the coast and the ocean. There’s also a lighthouse constructed as a monument on the 200th anniversary of Cook’s passing. Point Danger also features a park which is a popular leisure spot for locals.

If ocean life is your thing, you can go whale watching in the cool season between June and November. For the braver souls, diving with the sharks on Cook Island is an enticing option. Then there are fishing and ocean fishing charters and a host of top flight golf clubs in the area such as the Coolangatta & Tweed Heads Golf Club.

Coolangatta’s proximity to the Tweed Valley makes it a fine jumping off point to visit that area in the north of New South Wales. Bird watching is a popular activity in Tweed Valley, and it’s also home to the Minjungbal Aboriginal Cultural Centre.

Coolangatta also hosts some vibrant annual events. For example, Coolangatta is home to the ‘Number One Nostalgia Festival in Australia’. This festival features everything to do with the popular 50′s and 60′s Rock ‘n’ Roll years including music, fashions, dancing and the Hotrod cars that were popular in those days. Enjoy free entertainment from over 100 bands and browse hundreds of market stalls. The 10-day event held in May-June pulls around 90000 visitors each year.

Another plus for Coolangatta is that as “Gateway to the Gold Coast”, it’s the perfect jumping off point for visiting the many nearby attractions. These include the many theme parks in the area. The king of them all is Dreamworld Theme Park which offers an action-packed adventure for the whole family.

It features the usual range of thrilling rides including Giant Drop, Tower of Terror, Cyclone Rollercoaster, Wipeout , and The Claw. You can encounter Bengal tigers at Tiger Island and visit The Australian Wildlife Experience which houses over 800 native animals and birds.

Whatever your choice of activity in Coolangatta, you’ll be sure to be delighted with the range and quality of the Coolangatta hotels. Among the finest hostelries in Coolangatta are the Twin Towns Resort Coolangatta and the Beachcomber International Resort Gold Coast.

Bon Jovi Tour – They Just Get Better

Bon Jovi Tour – They Just Get Better

Well we are coming into that time of the year where you start to see the major acts come out of hiding and bring their wares on the road. This year we are seeing quite of few heavy hitters on the road like Tom Petty, Toby Keith, Dave Matthews and Sugarland but while all of those acts are good, nobody puts up the numbers like a Bon Jovi Tour does.

While the band has been touring quite a bit over the last few years, seems every time you see them they just get better and better. The played out tired story about them is that they emerged from the caldrons of the 80′s hair metal days and while this is true,  it is time to now identify them as one of the true legends of Rock and Roll. If you want to go strictly dollar and cents, they will rank right up there with all time touring acts and if you want to go catalog for catalog, look their music has endured and has actually gotten better with age.

Sure I know many of the old school hard rock guys will argue this and that is fine. Go down to your local bar and argue with all the bands you defend that nobody has heard of, because that is where they are at that bar. While Bon Jovi is STILL selling out stadiums nationwide.

The 2010 tour is being fueled by their latest CD, “The Circle” and this CD has a more country feel to it then the last couple and the last couple definitely had a bit of Twang value. Sorry did not mean to steal George Strait’s song!

I have read some of their recent reviews out of the Pacific Northwest and California and what do you expect? They are all glowing. One of the sets lists I saw went like this:

1.    Blood on Blood

2.    We Weren’t Born to Follow

3.    You Give Love A Bad Name

4.    Only Lonely

5.    Born to Be My Baby

6.    Whole Lot Of Leavin’

7.    Lost Highway When We Were Beautiful

8.    Superman Tonight

9.    We Got It Goin’ On

10.  Bad Medicine / Bad Case of Lovin’ You

11.  It’s My Life

12.  Homebound Train Richie Sambora VOX

13.  (You Want To) Make A Memory

14.  Something For The Pain

15.  Someday I’ll Be Saturday Night

16.  Bullet

17.  Work for the Working Man

18.  Who Says You Can’t Go Home Love’s The Only Rule Encore:

21.  Runaway Wanted Dead or Alive Livin’ on a Prayer

This set list is a nice mix. You have new some way back old and some more recent songs. You can buy tickets for this tour at your local box office or at my preferred site, ConcertKings.Com.

Look, with the economy the way it is, none of us will be doing a ton on the entertainment front, so why not treat yourself and take in a true legendary band. If you are young, go see what rock is, and if you are my age, feel like you are 17 again only this time leave the leather fringe jacket at home, the kids will think you are weird!
